Xeriscape Irrigation Maintenance: Inspect, Adjust and Troubleshoot

Xeriscaping Irrigation Maintenance Best Practices

Maintain xeriscape irrigation by checking that water reaches the intended root zones, correcting leaks or blockages, and adjusting the schedule as plants and weather change. A timer running normally does not prove the system is watering effectively. Drought-tolerant plants still need appropriate establishment care, and established trees may depend on irrigation that once served nearby lawn.

This guide covers irrigation equipment and delivery. For weeding, pruning, mulch and other routine jobs, use the separate xeriscape maintenance guide.

Start with a zone map

Record which valve or control serves each planting area, the plants it supplies and the type of delivery equipment. Identify new plantings, established shrubs and trees, and any retained turf. Different needs on the same zone can explain why increasing the runtime helps one plant but leaves another waterlogged.

Keep the controller instructions and component information with that record. Note emitter flow ratings, filters and pressure-regulation requirements where known. Do not assume visually similar emitters deliver equal volumes or that every part is compatible with every system.

Inspect while the system is operating

Run each zone as allowed by local water rules and watch what actually happens. Look for disconnected or damaged tubing, blocked or missing emitters, pooling, spray reaching pavement and areas that remain unexpectedly dry. Flag problems so they are not forgotten once the cycle ends.

The EPA’s Sprinkler Spruce-Up guidance provides a useful inspection framework. A persistently wet area between cycles may indicate a leak or valve problem. Address the fault rather than compensating by changing the entire zone’s runtime.

If safe and practical, compare delivery from suspect emitters using the same observation period and the manufacturer’s method. Uneven discharge can indicate a blockage, pressure problem or damaged component. Do not enlarge an emitter opening with a sharp object unless the manufacturer specifically directs it; replace or service it correctly.

Service filters and components appropriately

Clean filters and flush lines using the system’s instructions. Isolate water pressure before disassembly and use compatible replacement components. Keep access to valves and service points clear of soil, roots and mulch.

Colorado State University’s drip-irrigation guide explains the roles of emitters and other system components. Flow rating, operating pressure, line layout and soil all influence delivery; a universal number of minutes cannot be assigned to every xeriscape.

Use qualified help for persistent pressure problems, underground leaks, backflow equipment or electrical faults. Do not modify protective equipment to make a faulty system run.

Check soil moisture where roots are growing

Inspect representative root-zone locations, including a recently planted root ball and surrounding soil. A damp surface beneath one emitter may conceal a dry root ball nearby. Conversely, wilted foliage does not prove the soil needs more water; root problems and heat can produce similar symptoms.

Match the watered area to the plant as it grows. An emitter left beside a small nursery root ball may not adequately serve a mature shrub. Review placement and delivery with the plant’s needs rather than leaving the installation unchanged for years.

There is no universal six- or eight-inch watering depth for trees, shrubs, perennials and shallow new transplants. Seek plant- and site-specific guidance, and check drainage before increasing water. Avoid runoff and prolonged saturation.

Adjust the schedule as conditions change

Use rainfall, root-zone moisture, seasonal demand and local restrictions to inform changes. Check controller settings after power interruptions or maintenance. A weather- or moisture-based controller also needs correct setup and occasional checks; it cannot repair broken tubing.

Keep establishment needs separate from the eventual low-water schedule. During landscape conversion, preserve suitable water for existing trees. CSU warns that removing irrigated turf can impose drought on trees that relied on it.

Prepare for freezing weather and keep a record

Where freezing occurs, follow the system’s winterization instructions or use an irrigation professional. Different layouts require different procedures; do not improvise compressed-air settings. Check for damage when restarting and inspect again after landscaping work that could disturb lines.

Log faults, repairs, settings and plant response. Compare water use over similar periods while accounting for weather and establishment. The aim is reliable delivery of the water the planting needs, not the lowest timer setting regardless of plant health.
