Deck-repair cost depends on what needs repairing, not just the total deck area. Replacing a few surface boards, rebuilding stairs, and correcting a failing ledger connection are different jobs. Get a site assessment and compare written quotes for the same scope.
Define the Work Before Pricing It
Record the deck dimensions, material, age if known, and visible problems. Photographs can help a contractor prepare, but they do not replace inspection of concealed structural conditions. If the deck appears unstable, restrict access while arranging assessment.
| Work category | What the quote should describe |
|---|---|
| Surface boards | Quantity, material, support details, fastening and disposal |
| Guards and stairs | Extent of rebuilding, connections and applicable requirements |
| Structural repair | Assessment, designed repair, permits and inspection where required |
| Cleaning and coating | Preparation, compatible products and number of coats |
Compare Like-for-Like Quotes
Ask whether labor, materials, demolition, hauling, permits, access equipment, and finishing are included. Check how hidden damage will be priced and approved after opening the assembly. Compare the material specification and warranty as well as the total.
A per-square-foot figure is meaningful only when its scope is defined. It can be misleading for a small repair with a minimum service charge or for a job dominated by stairs and guards. Do not mix a resurfacing price with a structural-rebuild estimate.
Consider Replacement
Compare repair and replacement after the frame and connections have been assessed. Cosmetic repairs are poor value if the supporting structure is failing. Conversely, surface wear alone does not establish that complete replacement is necessary. Ask what each option addresses, what it leaves unresolved, and its expected maintenance needs.
Use Current Local Pricing
National averages cannot quote your job. Material, access, labor, and permit costs vary by place and date. Obtain current local estimates rather than relying on undated dollar ranges. Keep a documented allowance for identified uncertainties and agree on a change-approval process.
